This company is terrible to rent from. They take forever to respond if you can even get ahold of them and Amanda the manager is always “busy”. When I was able to get ahold of a manager she has still yet to help me with my situation and it been two weeks after the two weeks it took to get ahold of them. She is extremely unhelpful with a bad attitude! The communication is terrible in the office. I wish I would’ve known this before renting with them. I have never been so unhappy renting.

I rented from R3 apartments 3500 38th Ave S, Fargo, ND for 2+ years. My rent was always paid before it was due. I was not a bad or unruly tenant. I moved in paying a security deposit of $500 plus a pet fee for 2 dogs. My rent was $1100/mo and increased after a year to $1150. At the end of my 2 yr lease I went month to month as I finished up medical appointments before moving out of state. The last 3/4 months I paid $1345/month. I also hired TLC cleaning to clean my apartment on move out, which was $680. I also hired carpet cleaners that had a mounted truck and also was recommended by the landlady. After a month of waiting for my security deposit I called 4 times and spoke to 4 different people who all wanted to verify my address on file was correct. Which it was. I was told that the check had been mailed out. My most recent phone call on 9/20/23 at 10:33am I was told that I had to pay $35.00 for a stop payment or I had to wait. I said no to both. As a person who rented 2+ years didn't have issues paying you my rent on time, cleaning the apartment on move out better than when I moved in and doing what I was supposed to do I find this poor customer service on your part. I think as a courtesy the least you could do was pay the $35.00 out of one of the months that I paid $1345 and been done with it. However, I won't name her had the audacity to tell me to contact the PO because it was their issue. As a person who does business with the PO on a daily basis I'm not quite sure what she wanted the PO to do since number 1 there was no tracking confirmation on a check that was going out of state. 2. She wanted me to give them the reference number of the check???!! Why? What good would that do? Except, that this was another way to try and stall me. When I asked how long is it that I have to wait since I have already waited over a month, she didn't know. Hmm, again poor business practice. I was charged another $175 for carpet cleaning and $40/hr for cleaning. What is it that you cleaned? I'm sure I have a photo of it same with the carpets and flooring. The apt was cleaner than when I moved in. I have lived in several states and have always got my full deposit back and I didn't have to hire cleaners or carpet cleaners as it was part of renting. The fact that I see in other posts that you charge so many people makes me wonder what the actual number is of those who don't post good or bad reviews of your company that you actually give their full deposit back??? I have all my paperwork, photos and text messages because I made sure to keep EVERYTHING from day 1 and to take my own photos and have other photos sent to me on checkout because my gut told me something like this was possible with this company. It's sad that I was proven correct. My poor review has nothing to do with the security deposit but more to do with what this company did and has done looking at all the previous feedback, minus those who work for them giving 5 star reviews. I have the financial means and the time to proceed forward and will be doing so because as a company you should have some morals, integrity and responsibilities to adhere to. I don't have to worry about you ruining my credit or bad feedback so that I have a hard time renting in ND or anything else as I no longer live in ND. However, I will indeed make sure that every place I can post what you did and lack there of, I will. The BBB will get a report as well. The news channels as well because maybe they need to do a news story on what management companies try and get away with when they think they have vulnerable people renting from them. Not to mention you also did NOT include the $10.00 that was left in my portfolio which means you kept that too. Maybe you should have applied that to the $35.00??? If you used that to pay the electric bill, that was already paid by me so again you kept the $10.00. So many ways you could have handled this better and you chose not to. BTW, my time is valuable and this is taking away from me helping my own customers, not to mention the mileage and any hotel fees that I have to endure while I deal with your company in this matter over $35.00 stop payment fee to get what little bit of a security deposit back. As of 9/27/2023 I still have not received my security deposit.

my parents have been dealing with a ceiling issue about 4 months now my dad and I have called multiple times to get maint. to come fix the issues they both have health issues including transplants we are getting a lawyer and sue for health regulations because black mold has possibly formed I left multiple voicemails no phone call returned it is all about money no care in the world for renters or health so this company is a damn joke and needs to be shut down as well housing authority will be called in the morning

Kept my deposit and charged me for things I fixed. The property was poorly run and dirty. There was always an issue with parking, the neighbors were trying to physically fight over parking. Unsafe and now I have negative account on my credit.

Poor communication from River Rock. The maintenance request for a few garage door opener was fulfilled promptly, so that was nice. I was not told there was a $75.00 fee for it. I knew nothing about that fee until I saw it in my portal. I called about renewing my lease and was told they would get that sent out to me. After a couple of weeks I emailed and was told it would be in my portal. A week later I emailed again. Nothing. Called again and was told I had to have renters insurance before I could renew my lease. My lease is done in 3 days. So, having no choice, I took money out of savings to pay for renters insurance. Communication could be better at River Rock. If someone had told me renters insurance was required I could have planned my budget better. But although I contacted them multiple times about renewing my lease, no one told me why it was never sent out to me. I am very disappointed.
