Great spot at an average price. Main problem is the parking. You basically get forced into paying $90/month for a parking spot because there's not enough parking for all the residents. I was towed as a result and the property just shrugged it off and told me if I wanted a guaranteed place to park at my own building, I should have a reserved spot.
I recently moved into The Arts and I love it so far! I researched quite a few other communities in the area and the staff here won me over. I had a locator who scheduled tours for me and The Arts were the ONLY property to reach out to me prior to the tour. They made the process easy. Matthew in particular was so helpful during my tour and throughout the leasing process. He was very professional but still personable. I actually enjoyed my interactions with him. Matthew answered any questions I had and made sure I was aware of all the community had to offer. Even after I finished the tour, he continued to answer my questions via email...and he responds quick! On my move-in day, I met the property manager, Spencer, who was very professional and welcomed me to the community. The unit I leased is beautiful and well maintained. And the surrounding area is perfect for walking and taking in the sights. I'm very happy with my decision to lease here.
This place is great! More specifically, Matthew has been amazing. I have never had an experience where the apartment manager was so willing to show up and provide an amazing experience for the residents. He has gone above and beyond numerous times. Great hire!
I lived here for two years and had a great experience. Matthew was a great manager and was extremely helpful, kind, and efficient. The apartment was very nice, and quiet (courtyard facing). The building felt safe and secure and was located in a “hidden gem” area of downtown. There are so many things within walking distance that makes it a great location. Would highly recommend.
My partner and I lived here for three years and really enjoyed our time there. We would still be at this complex if we hadn't bought a home. Location: The location is great, you get the downtown vibe but are still able to jump on the freeway quickly. There a several restaurants in the building next door (Jorge's has the best frozen guava margarita) and also a 7-11. Klyde Warren Park is about half a mile away and during the walk there you get to see some of the best architecture in Dallas (the Arts District). There are pretty frequent events going on in this area which is fun to see when walking the dog. The Dart train station is also a half mile away, making it easy to use the train to go places you don't want to have to deal with traffic. Parking: This apartment complex was the only one downtown that my partner agreed to stay at because of the free parking garage. They have paid assigned spots and then also a number of first come first serve parking spots for the residents. It wasn't always easy to find a spot at certain times in the free parking (late at night) but for the majority of our time there we had a parking spot inside the garage. There is also side street parking that is free. So no, parking wasn't always convenient, but this is an apartment complex downtown and most charge for parking in this area. Management: Everyone in the office were respectful and provided prompt service. Jen leased us our apartment and is still working there I believe, she is great! Packages are delivered at the front office which I liked because you didn't have to be home waiting on your delivery. Anytime I had a maintenance issue (rare) it was easy to request service with their online resident portal. Maintenance was always prompt and courteous as well. After leaving I felt that Tracy the manager was more than fair with returning most of our deposit (we have a little dog that was bad a couple of times). The Apartment: An apartment this price in other large cities downtowns would not be very nice. The apartment had a nice layout and there was plenty of space for storage. I really appreciated the washer and dryer hookups (yay no more laundromat!) Kitchen was gorgeous with granite countertops and stainless steel appliances. I feel like the design of these apartments is now being replicated by many other complexes. We had a courtyard view that had a fountain. The fountain drowned out almost all "city" noise and I enjoyed sitting on my balcony very much. Amenities: The clubhouse is nice although I will say we didn't use it much, there is also free coffee there but I was always too lazy to walk and get it haha. There is a decent sized gym, tanning booth and an office with a PC and a Mac. I liked that there was a printer available, these days it's rare to need to print something so we don't have a printer so it was nice to be able to use that. Pool also was a good size, I read a previous review about hot tub not working which is confusing since they do not have a hot tub! It is in a courtyard so it is shaded most of the time but there definitely is a time window that you can catch some sun. Elevators were occasionally tied up with people moving in and out, which would be frustrating, but I always tried to remember that that was me at one point! The building is very secure because you have to have a key fob to get in, meaning you'd have to go downstairs to let visitors in. This is a huge plus because this a large complex that has plenty of hiding spots. Even outside the complex I never felt I was in danger and I occasionally had to walk my dog in the middle of the night. Hallways and common areas were kept clean. All in all we enjoyed our time there, yes there were some small annoyances, but that is what living downtown is like, it's not specifically this complex. As I said above we would still be here if we hadn't found a house and I definitely miss the area!
