This apartment needs to be a zero stars. I had a short stay with them. I moved into the second floor. The lady on the first floor would call the office and complain all the time about noise. The office would then call me to complain. The times that the office would say the noise complaint was made. I wasn’t even home. I then moved into a different apartment on the first floor to avoid complaints because they suggested it to me. I didn’t mind as well because the entire building smelled like weed, dog pee and poop. I still got charged a transfer fee of $500 on top of the rent, although they told me about moving to the first floor.I paid it because I wanted to be on the first floor. I didn’t care what condition it was. I went to look at it and I wasn’t satisfied with it but I moved in anyways just because I don’t want Andrew to keep nagging my phone everyday. I moved out early because the place was disgusting. The paint was horrible. The washer and dryer doesn’t work. I would have to spin my clothes for 5hrs and still not dry. The door was cracked open. It didn’t matter how it was . I just wanted no complaints. I ended my lease early because the place was disgusting inside of the apartment and I lived by the swings. I would hear children yelling outside at any hour of the night. The pool was closed the entire time I lived there because it was shut down. I paid the early termination for them to then send my the final statement of $600. Fees which are cleaning fees, paint fee, cleaning the carpet. It’s ridiculous. I won’t be paying that. Andrew the nerd has nerve to accuse someone. Calling my sister who also lives in the apartment building of smoking weed. My sister doesn’t even smoke . Don’t ever call anyone making accusations. Then put a notice on her door saying large bag. She hasn’t even been there. She is out of the country. Don’t move here. Find a better apartment. The apartment sucks, the amenities sucks, Andrew sucks and everyone else. STAY AWAY When you get your apartment statement you don’t even understand. They don’t understand it. They will overcharge you and you wouldn’t notice it. Stay away. Don’t say I didn’t warn you. My friends car was towed on top of that. He came to drop my keys off and was there for 10 mins and he went outside the car was gone.

We had the pleasure of working with Andrew Esparza as our leasing agent, and I cannot recommend him highly enough. From the beginning, Andrew was not only professional and knowledgeable, but also incredibly responsive and accommodating, ensuring our leasing process was smooth and stress-free. What truly sets Andrew apart is his willingness to go above and beyond the usual responsibilities. A perfect example of this was when he stayed after closing hours to assist me with the registration of my vehicle, ensuring I received my parking permit without any hassle. This kind of dedication and personal commitment is rare and speaks volumes about his character and his commitment to his clients. If you are looking for an agent who will not only help you find a great place but also make the entire process a pleasant experience, Andrew Esparza is your go-to person. He isn’t just a great agent; he’s a great person to have on your side.

Charged an excessive $500 for painting a two-bedroom apartment and cleaning two carpeted rooms, despite only needing touch-up paint in two areas and addressing two small carpet stains. The full maintenance and preparation fee for the next tenant was imposed on a single mom with 2 kids, which feels like theft. Charges should align with areas that are more extreme than normal wear and tear not for entire maintenance. Be prepared to pay for getting the apartment ready for the next tenant on your dime when you move out, if you rent from these people. The workers are incentive. We regret renting there because there are plenty of other nearby buildings to choose from. The hallways and stairs are in filthy conditions which is 1 of the flaws of the apartment building. Their pool has been closed needing maintenance for several months, the gate is consistently under maintenance. Steer clear of this apartment building.

My stay at Olympus at water side estates was far from satisfactory due to a multitude of issues that persisted throughout my time there. From the moment I arrived, it was clear that the management team, particularly the Assistant Manager Imari and the Property Manager Razina, were not committed to providing a comfortable and well-maintained living environment. Imari's lack of politeness and unhelpful attitude was evident from the beginning. I encountered a major problem when water leaked into my apartment from the outside, damaging the floor. The maintenance team, after removing some floor sheets to assess the damage, assured me that they would replace the damaged floor, under the supervision of Manager Razina in her first week in the role. However, Razina failed to follow through with any solutions. I waited patiently for a month without any resolution, despite opening numerous service requests. I even reopened a service request when the floor problem persisted, but it was unfortunately ignored. To get their attention, I had to visit the leasing office almost twice a day. It took an excruciating five weeks for them to request an outside vendor to replace the floor. To make matters worse, the people replacing the floor carelessly walked all over the new flooring with sticky shoes, leaving an unsightly mess that I had to escalate to Razina and Imari. I also requested that they inspect the work while it was being done, but no one ever came. Subsequently, I requested a cleaning service due to the sticky residue left by the workers. Imari and Andrew came, but their cleaning attempts were insufficient. When I informed Imari about the persistent glue issue, her response was arrogant and disrespectful, stating, "We are not a maid service to clean your home." This was a direct result of their failure to supervise the floor replacement process. I escalated the issue to Manager Razina, who regrettably echoed Imari's unprofessional response. She assured me that cleaning services would be arranged, but she never followed through. In the end, I had to spend over two hours cleaning it myself, enduring the glue on my hands and feet as well as the bathtub while washing off the residue. On the day I moved in, I discovered dust inside the cabinets, washing machine, dryer, and an attempt to cover up floor issues with a mere spray, which did not address the underlying problems. My initial move-in experience was marred by these issues, and it only got worse from there. The patio and storage room were left in a deplorable state, even after numerous requests for cleaning. These issues included rusted metal cabinets, dirty dishwasher trays, black mold on air vents, and the lack of AC filters, which were only replaced after my request. The management's billing practices were highly questionable, including charging exorbitant fees for carpet cleaning, ozonework, and valet trash. I had to open numerous service requests and make multiple calls to address these issues during my stay and even after I moved in. This entire experience was a disheartening combination of negligence, lack of professionalism, and an utter disregard for the well-being and satisfaction of the tenants. The maintenance and management at [Apartment Name/Location] fell short in every possible way, and I strongly advise prospective renters to look elsewhere for a more considerate and competent living environment.
