The office staff are wonderful very knowledgeable.Leticia is very helpful she answered all my questions I had if you are looking for an apartment close to downtown with out the expense of downtown this is the place.

If I could give this place 0 stars, at this point I would. Here’s why: Firstly I’ve lived here since June of 2021. So I believe I can qualify the overall experience. For the pros, the apartment layouts and appliances are nice. It mostly stops there. Cons - Bug problems. I never had issues, until I had to return to working in an office. It seems if you are not home at the time pest control comes, they simply will not do any pest control. - Security. The area is not the safest, and as a native new yorker, that’s saying something. I do not feel comfortable walking even from the street parking to the gate, alone at night. The property also got a new security guard, who focuses on harassing residents about the pool, rather than actual safety issues such as broken pad locks to enter the property. You cannot currently go to the gym after office hours without having to talk to the complete opposite side of the complex, on the street. - Maintenance. The overall maintenance of the property needs consistency. Sometimes they cut the grass regularly, otherwise the grass is so high you wouldn’t see a snake bite you in the ankle. Get a schedule! - Dog area. This is a high volume dog complex. You would think that the management company would do more to make the back area dog friendly. Maybe a fenced off section? Either way the options to walk your animal are limited. - unprofessionalism and communication. The leasing office is quick to communicate if they have an issue. However when you need something fixed, done, or updated, you damn near have to hunt them down in person to get a response. They are quick to put a notice on your door, however not quick enough to check their email for issues pertaining to your portal, which prevent you from paying rent and forget to return your call about said topic. If you ask me, the whole management is not centered around keeping residents happy during their stay - but then have the audacity to ask what they can do at the END to make you stay. tuhh. - towing. I have a strong suspicion that whoever owns the towing company, is in cahoots with management. The parking rules are akin to a complex in midtown or the heights - not the ghetto. Having rules around registering, writing a number on your car, AND requiring personal information is overkill and makes for me not wanting to have guests, which is yet another reason why I am leaving. So much wasted potential! They are charging too much for the area, to not have everything else all the way together. Save your money and get more for your buck

Love the community and staff. Disappointed that management didn't notify my roommate and I of the new reserved parking spaces though. We did not get an email and now any spot close to our apartment is reserved and we didn't even get a chance. Now the only parking spots not reserved are halfway across the complex IF other people aren't parked there already. Very inconvenient and disappointed. Kind of nervous of any other future changes tbh. Edit 08/2023: I wasn't notified of a cleaning charge (which I would have gladly paid) to my apartment after I moved out and now I have a debt collection on my credit report . Thanks a lot.

Great property actually loved living here but the property manger and staff are horrible. Every time you call everyone acts clueless as if they don’t know the answer to anything. They never try to help or make things easier , My bf called earlier to speak to the property manager and she was no where to be found but made it a point to call his phone an hour later to tell him that another resident took a picture of him taking our dog out, she never addressed his concerns. If i could give this property zero stars I most definitely would.Not to mention they towed his car with the correct parking credentials and tag but they claimed because the sticker was to small and not big on the plate they towed it . When talking to the property manager she did absolutely nothing but offer a $150 gift card when it was almost $400 to get it out of the tow lot. When my bf told her he would go to the higher ups from cooperate because this was basically an illegal tow she stated that if he did then she would no longer help him do anything to help him

My review has a combination of positive + negative, but I am mostly leaning towards a negative experience from my time living here. Positive: * Great amenities * New appliances (however, my dishwasher has broken several times) * No carpet (personal preference) Negative * Sketchy area: I remember the first 5 months living here, I would hear gunshots every other day at night. I'm not from Houston, so this was definitely a culture shock to me. I lived alone, so believe me I did not sleep too well during that time.. * c o c k r o a c h infestation to the max. I have called bi-weekly to spray my apartment down for the critters. Keep in mind, I am a very clean person and nothing I did kept these roaches away. * FEES: There was an instance that I left a trash bag outside my door for 1-2 minutes. I went back inside my apt to grab my sunglasses and when I opened my door, I received approx. $50 fee for leaving out the trash. I went to the office to explain that the circumstances and they still did not budge. They weren't necessarily mean about it, but they did not demonstrate empathy to an honest mistake, (when truly it wasn't a mistake, because I was on my way to throw away the trash lol). I understand that we have to follow protocol, however, considering the circumstances that I mentioned, there should have been an opportunity for a 2nd chance. I was shocked. * Faulty Fire alarm system: For several months, I've called to fix the system because it kept beeping in the middle of the night and during the day. I work from home and am in various meetings throughout the day. There have been many instances that the fire alarm went off for 2-3 minutes and I could not continue my meetings. The workers came into my apt 3 different times to fix this issue. Each time they said "it's fixed" but this only continued.. I had to have a meeting with my boss about this situation because it was affecting my work. Truly a never forgetting experience. * Long Wait Time: My dishwasher broke in March of 2022. There was old, nasty water that flooded my kitchen area and I called the workers to come in because it kept flooding. I had guests staying over during this time. It was very embarrassing to enjoy the moment when the dishwasher kept leaking disgusting water. They waited 2 days later to come in to fix the issue. However, a week later this occurred again. Overall, I the only positive things I'd have to say about this complex is that it is new + the appliances are nice. Unfortunately, the various experiences I've mentioned resulted in a low rating and for the area, these apartments are very over-priced.
