Garden Valley Mobile Homes

17 years ago we had our brand new home place at Garden Valley and if we had known then what we know now we never would have placed our home here. When we moved here management (that lived on the premises) made sure that all homes were in good appearance, from the home to the lot the home sets on. Now if you drive around the community you will see mom's with torn up blinds that are clearly visible from the outside, dirty that is torn off or missing stuff all over the yards in addition to window ac's hanging out of the window (it clearly states in the lease that there would be no AC units in the windows and all blinds must be kept a good order as well as the yards to be maintained as needed) Community was cozy and not overly crowded but now there are two to three times as many homes and it is extremely crowded We also used to have working security gates and armed security guard at night. 14 years ago the lot rent was only $218 a month and now recently with the increase (it was $550) the lot rent is $602 On top of this they also have a predatorial towing company- TRINITY TOWING that will tow all visitors that do not have a parking permit (they give you 2 permits for a single wide and 3 for a double wide) it will cost you $250 to get your vehicle back. We had to pay $2,500 out of our pocket to have a concrete driveway poured so that we can park our three cars. -Bottom line they're a lot better places to spend $600 a month, communities that have streets with real names and existing concrete driveways; better yet there are properties you can pay $600 a month for

It’s to bad place to live my Audi car was towed last, week and looks like PAMELA the manager of the office has deal with Trinity towing company, because we been in the office and She never mención about the permits to put my car outside de my home. And she said the only reason for they tow your car is if you parking in other spaces, And they stolen the plate of the my car when I been In Trinity, And they got calls from the Garden valley to come for pick up the cars ! It’s terrible place for live here and very expensive plus don’t have security and its a lot drogs guy stolen inside the homes!!👎😡🤬

It's refreshing having a worker by the name of Pamela., she is polite,helpful and very sweet. The last two women who no longer work there were very rude and cold, they lied and and never were any help. I give Pamela 5 stars.

Ive known people that live here. Garden valley does not care about the neighborhood. I’ll give a good example. Multiple stray dogs and when you call the office they say they don’t want to do anything about it . That its the responsibility of the people living there. Not only that. Be careful where you park and don’t trust anyone in the office. Please do not live here.

Been living here for 2 years now and the lot rent has been going up, I don’t think it’s fair because the community isn’t in the best shape, the pool is always closed, the gates never work, playground is broken, roads are ugly and only like 3 streets got fixed, the phone never gets answered and I can keep on going about this… I also had a family member who wanted to view a house for purchase and they completely ignored him. I DO NOT RECOMMEND THIS PLACE AT ALL!!!
